Finding the right home is the fun part. Then the real work begins. Today’s contracts can be 50 pages long — not counting addendums and riders. I can help you navigate these complex documents and craft an attractive offer that makes sense for you. Plus, when it comes to negotiation, I’m your advocate and can bring an objective voice to a very subjective situation.

Help finding the right home, beyond square footage, bedrooms, and baths

Browsing online is a terrific way to start a home search — in fact, almost 90 percent of people start their home search online. But when it’s time to buy, knowing all the pros and cons of a property can help you make the right decision. As a Realtor®, I live and breathe real estate, and I can share information about a home that you wouldn’t otherwise know. For example, I will pull all of the associated documents from the listing such as HOA regulations and dues, historical covenants and restrictions, past sold data, seller’s disclosures, repair invoices, and much more. Whether you’ve bought a home before or you’re a first time homeowner, I can help you avoid the common pitfalls from start to finish.

Pricing and selling a home

There are lots of sites where you can view price estimates for your home before you list it for sale, but you take a risk using them. In some markets, online estimates can be off by as much as 35 percent, and they often rely on tax records and data that can be as old as 6-12 months. Ever checked your Zestimate? I know the local market, have access to the freshest sale data, and can price your house in line with the market to maximize your earnings. I won’t tell you that your house can sell for more than it’s worth just to get your business and then start asking for drastic price changes every few weeks until it sells for the price it should have.

Complex, ever-changing real estate regulations

Buying or selling a home is not like purchasing a plane ticket. Every home is different, and laws change every year and vary from state to state. Generally speaking, people purchase a new home every 7-10 years, and a lot can — and usually does — change between transactions. I’m immersed in real estate, and I must stay current with all the updates in regulations, laws, contracts and practices. Once you retain me as your Realtor®, I put that knowledge to work for you.

Professional Photography

Did you know that listings with professional photos sell for more money? Not only that, but they sell quicker. The first impression is essential. If homebuyers aren’t sold on the images they see online, chances are they will move on. It can also affect their perception of a home prior to seeing it. A good photograph will have a positive emotion associated with the home. The Lawrence MLS allows up to 21 photos and you better believe I take advantage of every slot.

Virtual Tours

Not that long ago, having a virtual gave your online listing “wow” value. Today, virtual tours have become a routine—and even expected—element of property marketing. But that doesn’t mean your virtual tours have to be boring.

New advancements and add-ons are taking this tool to the next level, helping buyers get a better feel for the home and the neighborhood without having to leave their chairs. I use the latest technology such as drones for aerial shots if you have lots of acreage and also implement a camera from Matterport to deliver 3D walkthroughs and 360 panoramas.

Maximum Exposure

Today’s world is full of marketing and advertising outlets and most of them are perpetually evolving; the internet, social media, and the like. The way your home is marketed will have a deep impact on its final sale price. Simply sticking a “For Sale” sign in the front lawn and then running an ad in the Sunday paper for your open house, is not enough.

The goal when marketing your home is to gain as much exposure in the market as possible. Increased exposure in the housing market will put your home in front of the greatest number of potential buyers. I attack this from multiple fronts by using printed materials, filling out the mls fields completely with compelling listing descriptions that showcase the home’s most prominent features, featuring your listing on websites such as Zillow, hosting Realtor opens, conducting open houses, and utilizing comprehensive social media campaigns on Facebook, Twitter, and Instagram.

New Listing and Price Change Alerts

None of the homes currently on the market fit your parameters? Waiting for a price drop on a home? I can send you daily or weekly updates on new listings and price changes for zip codes, subdivisions, school districts etc.  This website is a part of the MLS IDX (internet data exchange) and I pull data directly from the Lawrence MLS servers just like Zillow and Trulia. However, the best way to ensure you get notifications of more new listings is to set it up for you direct from the Lawrence MLS using their software platform called Paragon. Some brokerages are choosing to deny their listings to Zillow or the IDX completely which gives you an advantage over other homebuyers. I can set it for instant notification as soon as the property is listed if you want, or you can get daily or weekly email updates. In this low inventory market, this instant email notification can make the difference in getting the home before it goes under contract to someone else.

Comparative Market Analysis

An important factor in deciding whether or not to sell your home is its current market value. To accurately determine what you home is worth, I perform an in-depth analysis of recent sales, listings, and pending sales of similar homes in your area and then we make adjustments based on your home’s unique features to determine your home’s market value. You may be surprised (pleasantly or otherwise) as to what you can obtain for your home in the current market and how different our estimated value may be from your annual tax statement.

This analysis is known as the Comparative Market Analysis, or CMA, and may be the single most important thing that your Realtor® does in listing your home for sale. If it is done incorrectly or not at all, you may price your home too high and your home may just sit on the market, or too low and you could lose valuable equity. Don’t trust your Zestimate!

Centralized Showings

When putting your home on the market, you hope for as many showings as possible. The more showings, the more likely you will receive an offer or, in a best-case scenario, multiple offers. In addition, those showings should generate useful feedback regarding the offer price and appeal of the home. To make showings as easy as possible and to elicit feedback from potential buyers, I use a Centralized Showing Service (CSS) located in Kansas City.

Centralized Showing Service is a company that coordinates and schedules residential showing appointments. Every seller’s situation is different and having a centralized showing service in place gives you flexibility and convenience. For example, let’s say you have family coming to town and don’t want to be hassled with possible showing appointments during that time. I can set block rules to not allow any appointments for a selected time frame or set it for no showings that day. Additionally, I can setup notice rules so showings don’t interfere with your plans. Selling your home should be fun, not inconvenient. I’m here to make the process as seamless as possible.
